Here’s a real-world example of how I use EstateFlo.

I recently purchased this 3-bedroom property in Charleston, West Virginia at auction for $8,000.

But the winning bid is only the starting point.

Once you add the buyer’s premium, closing costs, title work, insurance and other expenses, the actual investment looks a lot different than the auction price.

With EstateFlo, I have the entire deal tracked in one place:

🏠 Purchase Price: $8,000
💰 Estimated Acquisition Investment: $9,700
📊 Estimated Total Investment: $10,200
📈 Estimated As-Is Value: $25,000

Along with the numbers, I can keep the property details, documents, expenses, contacts, photos, tasks and next steps tied directly to the property.

No separate spreadsheets. No digging through emails. No trying to remember where I saved something.

Just one place to manage the deal from acquisition to exit.

That’s EstateFlo.

Nice breakdown on the EstateFlo process. Quick note from the lending side — most hard-money lenders have minimums around $50-75k, so an $8k buy is usually self-funded, which it sounds like you did. If you ever scale into bigger auction plays and want financing lined up in advance, I'm Justin, mortgage broker — happy to set up a facility so you're not scrambling at closing. DM me anytime.

@Justin Dube for some reason I can't message you. If you can, send me details on qualifications. I'm always looking to scale.
