Hello, I'm new to BiggerPockets. I have a project I am trying to launch, and all the pieces are ready to go, except I need help with funding (seeking private investors). FYI: I have an option to buy a 2-acre lot, I have pre-approval's from the city, and preliminary numbers to build approximately 14-15 paired homes using a new, high-end, rapid build system, which I would like to bring to this market.
I have lending available if a partner only wants to go in on the horizontal. But if you can finance the entire project (thus saving money on interest), you can have a much larger portion of the deal. I'm open to solutions.
I am ready/able to launch and manage this project, and I have an experienced GC who can partner to make sure everything is done correctly. I simply don't have the capital to do a large project like this by myself.
Total cost is around $9M / Total sale is around $11M.

Ryan, I work with lending partners. Are you open to a secured loan for the paired-home development, or do you need equity only?
If a loan works, email [email protected] with the property address, unit count, funding amount, proposed structure, closing/build timeline and your and the GC’s completed projects. Please include your cash contribution, land-option terms, permit status, budget, projected sales and available collateral.

Hello, perhaps, but not traditional lending, a 80% won't work. I have lending available for the vertical that's very competitive. Depends on what you offer?

Hi all, to recap I'm seeking an investor/partner/lender, for either 100% project lending in exchange for a large share of the project, or at least 25% for horizontal and misc. Not looking at traditional lending options, I want to repay from profit made on the deal as we go, not in monthly loan payments. I will note this is a much faster build than normal, and we have tighter cost controls to better protect your investment. Please send me a DM and I can make time to call you and go into more details.
