Hey BiggerPockets community,

We’re actively looking for private money partners on two solid West Virginia deals. Both are structured for a quick refinance exit (targeting under 90 days). Happy to share full deal packages, photos, scope of work, comps, and timeline with serious lenders.

Deal 1: Parkersburg, WV – Rehab Funding Needed
• Status: Already purchased and owned free & clear
• Request: $35,000 remaining rehab capital
• ARV: $110,000
• Exit: Refinance within 90 days
• Strong equity position and clean title make this a lower-risk short-term opportunity.

Deal 2: Clarksburg, WV – Purchase + Rehab
• Request: $37,000 total (purchase price funding; we are covering the rehab)
• ARV $130k-$140k
•. Exit: Refinance within 90 days
• Same BRRRR strategy and timeline
as Deal 1.

Additional Opportunity
We also have a larger 100-door portfolio opportunity in our pipeline. If you’re a private lender or capital partner interested in scaling beyond single-family deals, we’d love to discuss.

What we’re offering lenders:

• Clear short-term exit via refinance
• Transparent numbers and documentation
• Experienced operators focused on execution and communication
If either of these deals (or the larger pipeline) is a fit for your capital, please reach out here and we will establish direct lines of communication.

Happy to jump on a quick call, share the full packages, and answer any questions.

Thanks in advance — looking forward to connecting with solid capital partners.

Zackary, two West Virginia BRRRRs at once, you clearly don't believe in easing into things. One tip: private lenders and bridge lenders will want to see your rehab budget line by line plus a clear refi plan, so having a lender already lined up for that 90 day exit makes your ask a lot stronger. My team and I would be glad to point you toward a few good options.

      Thank you!

We have our DSCR lender lined up for the back end exit as well as property management to put in place upon completion. We have the itemized rehab budget and contractor quotes in hand.

I appreciate your feedback, and thank you for your time!

Hi Zackary — on BRRRR deals like these, private lenders mainly size off ARV, total loan-to-ARV, and how clean the refinance exit looks, so your 90-day refi plan and having full packages ready helps a lot. Deal 1 is the cleaner pitch — free and clear with strong equity and only $35K of rehab left against a $110K ARV is a low-leverage position most PMLs like. On Deal 2, lenders will want to see the purchase contract, rehab you are covering yourselves, and the rent you expect at refi so the DSCR pencils. I am Marc with Royal Partners — if you want, DM me both deal packages and I will give you straight numbers on how each one would likely be structured.

It sounds like this would be a good pitch to a JV partner. A PML will base their risk on the current asset value. If there is not enough equity there, it will be tough to get the rehab funds without some sort of holdback to ensure the project will be completed.

Hi Zackary, I'm a lender with Amigos Funding, and short-term purchase and rehab money on BRRRRs with a DSCR refi already lined up is right in our wheelhouse. Having the itemized budget, contractor bids and your exit lender in place makes both of these a lot easier to look at. Quick question so I know how to structure it: on the Parkersburg house you own free and clear, are you comfortable putting a first-position lien on it for the $35K rehab, and would you want the two deals funded separately or together?

I appreciate you all for your feed back!

I would like to connect with all of you at some point. I can’t seem to figure out the connection request with this platform but I am working on trying to reach out to you all directly.

I have project proposals layed out for the two SF opportunities I’d like to share.

We are open to JV agreements

We would be willing to have a first position lien of 35k on the Parkersburg property.

If I cannot seem to connect with you directly on this platform please feel free to reach out to our team via email as well ngven[email protected] and we can set up a call and talk about the opportunities we currently have and are looking into for our pipeline!

Thank you all for your engagement and feedback.
