Hi, I am developing a multi-home new build project, and we almost ready to launch. I have some capital lending options available. I am seeking private money partners/lender to either cover the gaps beyond the loan (such as the horizontal/land phase), or fund the whole project which we can do in 2 stages. This is a high end, rapid build, speciality project. Min funding $500k / Max $9M. Return on investment can range from 20% to 25%. DM me to discuss.
Hi Ryan — gap pieces on new builds usually hinge on what is already in place: lenders covering the horizontal/land phase want to see entitlement status, your own capital in the deal, and a construction lender comfortable taking over for the vertical phase, and they size the gap against total project value rather than that phase alone. Funding the whole project in two stages can also work, but the stage-one exit into stage-two financing needs to be documented, not just assumed. The $500K-$9M range is wide, so the budget, timeline, and your track record on similar builds will drive real terms. I am Marc with Royal Partners — if you want, DM me the project location, total budget, and what you already have committed and I will give you straight numbers on how it could be structured.
Congrats on getting this build project ready to launch. Looking for funding for your next deal? Adrean Johnson at NextDeal Capital may be able to help. DM Adrean to discuss your deal or request your free loan quote at

Yes, correct. I have an investment firm that will finance the deal after the horizontal phase is complete, and they will buy out any lender on the horizontal after the entitlement and land value appreciating development is done. I have all the pieces in place, I just don't have the cash for the land acquisition+development - thus I am looking for individual(s) to invest; either on the horizontal phase (who will get bought out on phase two - vertical), or finance the whole deal for a larger cut. I am generalizing in my ad, because I don't want to write a novel explaining every detail lol. What I meant by two phases, is, if individual(s) want to fund the deal completely and cut out banks/lenders all together and keep more profit in the deal, but are hesitant or unable to fund such a large amount at once ($9M), then we can break the project into two parts...1st part is less than half cost (around $4M), and can wait for homes to be completed/sold before completing the entire build. Cost for investment estimates vary based on discount for building multiple units at one time vs. savings of only developing 1/3 of the land and doing a partial build first half. As for my asking - an investor at the $500k level, will allow for land acquisition and general startup expenses, and will be paid a profit percentage on their investment; this would be paired with other raised capital or hard money lending to complete the land development portion, before being turned over to the primary lender on vertical. VS. Investors on the $4M-$9M range can be sole partners/investors (1 or 2 phase build), and no other lending is required. Therefore, they will get a larger share of the deal, more profits are retained, and have direct protections, because if the project doesn't meet the timeline or profit margin agreed upon, then they keep the homes (at cost) as high-end rental assets. Happy to discuss further if you're interested in investing.
I read both your project post and the additional detail about the land and horizontal phase. The defined takeout by the vertical financing source is the part I would want to document first. If you are open to a debt or structured-capital review, please send the project location, land contract, entitlement status, horizontal budget and schedule, sponsor equity already committed, current valuation, the phase-two lender’s written terms, and the proposed lien and repayment structure. I can then determine whether any of our construction, bridge or private-capital channels are relevant. I would not want to overstate a fit or rely on projected returns without the full package, but I’m happy to take a serious look.
Ryan — appreciate you laying out the post-horizontal structure, that's exactly the piece I wanted to understand. Quick framing so we're straight: Royal Partners arranges construction and gap debt through our lending partners — we don't take equity positions ourselves, and we only get paid a success fee if a loan closes. If the post-horizontal need is debt (vertical construction funds, a gap piece behind the horizontal, or a take-out), I can run it. To give you a real read I'd need: the project address, total budget split horizontal vs. vertical, how much of the horizontal is already funded/spent, the amount you're looking for post-horizontal, your timeline to break ground vertical, and the exit (build-to-sell or hold/refi). If you have a package together, you can also send it to [email protected] and I'll review it the same day. — Marc
