The Lowest Rate Doesn’t Always Create the Highest Return
Most investors compare loans by one number: the interest rate. But investors don’t profit from rates. They profit from deals that actually close.
A quick example - A fix-and-flip deal:
🏠 Purchase: $400,000
🔨 Rehab: $80,000
💰 After-repair value: $600,000
Bank loan at 8%: about $18,000 in financing costs, but 45–60 days to close.
Private loan at 11%: about $27,000 in financing costs, funded within days.
The bank option “saves” $9,000.
But if the seller won’t wait two months, the deal goes to a faster buyer.
That $9,000 in savings just cost you a $120,000 opportunity.
What really drives your return?
✅ Speed: Fast closings win deals and often better prices.
✅ Fewer delays: Every extra month adds taxes, insurance, and interest.
✅ Flexibility: Private lenders look at the deal, not just a checklist.
✅ More deals per year: Faster capital means more projects completed.
The better question - Not “What’s the lowest rate?”, BUT “What financing gives this deal the best chance to succeed?”
At Universal Commercial Capital, we help investors and homeowners find the right financing for every deal, from hard money and commercial loans to purchase and refinance.
