Houston SFR - Good Buy & Hold Opportunity

Hey all!  (or...Howdy, y'all!)

My recent HUD experiment has proven that I've got the formulas dialed in correctly for the Texas market. And, even though I haven't placed bids now in several days, I'm continuing to get bids accepted. Unfortunately, because there are so few (translate...almost none) properties in the DFW area open to investor bids, those properties continue to be in other markets. I just received bid acceptance on 2 properties in Houston. If anyone is interested, I'll assign the contract (Yes, HUD does allow assignments.) to you, if you're interested.

7342 Puerta Vallarta, Houston, 77083

  • 4/2.5/2
  • 2,042 sq ft
  • FHA Insurable as is, but it includes a <$5,000 escrow for minor repairs
  • ARV estimated at $132,000
  • HUD accepted at $101,999
  • Rental comps at     $1,400
  • Deadline for decision:  10:00 AM 5/14/15

6514 Atlasridge Dr, Houston, 7704

  • 4/2.5/2
  • 2,269 sq ft
  • FHA Insurable as is, but it includes a <$5,000 escrow for minor repairs
  • ARV estimated at $185,000
  • HUD accepted at $153,901
  • Rental comps at     $1,600
  • Deadline for decision: 10:00 AM 5/14/15

Because these are HUD homes, time is of the essence. Please feel free to email me directly, call or text.
