I currently have a 4.875% on a 30yr with 26 years left, looking to get a lower rate to increase my cash flow.

     Hey John, 30 yrs on an investment property is a pretty good thing!

    Is the ARV over 100k or under?

    Is the property in an LLC or your name?

    No Ray, it's not under an LLC and yes its current market value is more then $100k. Why do you ask?

    @John Geldert

    4.875% on a 30year is not bad at all. I just refinanced several of my properties and locked in 4.625% at a 30yr term. Unless the interest rate is significantly lower , it probably wouldn't make sense considering you have all closing costs again. Contact @Jerry Padilla he can help you out with any questions you may have.
