Looking to borrow 60K for Rental Property. 65%LTV.

I have a property I just finished rehabbing and would like to hold for few years. I have tenant coming in at $950 a month and currently owe around $60K to HML and note is coming due. I don't want to sell as I would like to hold on to it. Can show 100K per year and credit was at 670 (Which is why was unable to get approved by bank).
