I am a mobile home dealer that wholesales a lot of homes in MI, IN, OH, Il and WI. We are always looking for quality single wide homes that are 1990 or later model. Mobile home are easy to find and the process is quick! I need someone with a car and a digital camera that can follow directions and has a desire to make $1,000 pr. mobile you find that we buy. I primarily look for units in Michigan but, would not hesitate to travel a little farther if we could look at 5 or 6 units at a time. Bill my method is simple. I sell them before I buy them. Right now I have more demand than supply and that is a good problem to have. Also I am wholesaling these units to park owners and other dealers vs. retailing them to buyers on contrcts. I now get our profit in the month of the sale vs. waiting years to realize any gain on retail installment (Lonnie) deals.
At this time and in this economy I am working on trading the folks I sold units to on contracts into stick built homes for lower payments than the combination of the unit payment and lot rents. Holding notes on mobile homes has been great to me but, I would much rather hold notes on real property when possible. I can buy homes in my areas right now for the same prices I was paying for mobile homes here five years ago! My wholesale mobile home business has been so busy, I have not had nearly as much time as I would like to work on the Trade In-Trade Up Program. Still it is all working but, it is a lot of WORK on my part just finding the good deals. I sell mobile homes sight unseen and from sharing pictures all of the time but, I never buy them that way. I NEED to get inside every unit I buy so that I know I am representing it properly to my professional buyers. You only get one chance to blow it with these folks. I am looking to network with folks I can trust to do some of this work for me and I will certainly make it worth while for those that can find and negotiate good deals.

As I said below your form. I am an Investor in Tennessee and I know of several mobile homes that are for sale by owner all are close to where I am. Would you be interested? I know the manager in one of the mobile home communities and I get first dibbs on for sales.
