Aloha! Looking for a JV partner to join in a fix and flip in one of Honolulu's best neighborhoods, Manoa. We are under contract for a SFH in original condition on a great lot overlooking the valley and with a "peek-a-view" of the ocean off Honolulu's south shore. We plan to add square footage, modernize the current house, and landscape the yard.
We are buying the house for $850K, putting $250K into the reno/rehab, and the ARV is $1.3M. We will pay our investor a minimum of 20% on their investment.

Hello, I am looking for $250K total and you would be our partner in the deal. Your return is guaranteed to be at least $50K, plus a 40% cut of the remainder of the profit made. Your $50K comes out of the profit first and then the split happens.
