At SIMS Capital,  one of our core lenders is now offering Fix/Flip Lines-Of-Credit for Active investors who can demonstrate at least 5+ Flips in the last 24 months.....terms are below:

Be at LEAST $50k liquid

Per Transaction within the LOC:

  • 600+ credit
  • No PPP (minimum 3 months of interest)
  • 75% of ARV
  • 3 points origination
  • 9 month term
  • Minimum loan amount (purchase plus rehab) - $50k
  • Up to 95% of rehab
  • Up to 90% of purchase
  • 7 to 9.5% I/O

      Donald, we do offer the LOC product in Indiana, but it is not available in Hawaii, presently.

      However, we can offer single fix/flip loans in Hawaii, just not the line-of-credit option.
