Looking for a CASH Buyer on this deal I have in Loganville, Ga. This property has an ARV @ $200k to possibly $210k. Repairs are running around $25-35k and renovation turn around time should only be around 3 weeks. I sold a property around the corner last month in less then a week. @Josh Adamo is this home still available? I'm just finishing up a home in Loganville. Also...I'm an agent as well- but the values don't seem to allow for $200K with a 3/3. Which comps did you use to arrive at your ARV of 200-210k? I show $165K - based on similar homes in the surrounding area - including the asking price of this home on FMLS. I have a 4/2.5 in Loganville with Dacula schools and can barely squeak by with a $189K price.
A true wholesale deal for me would be around $100K with $30K in repairs needed. I calculate 165K * .8 ARV less repair cost ( not even 70% Arv) I am a cash buyer - but can only spend what the market allows. Thanks.
