Looking for Funding - SFH in PA. <50% ARV

Looking for Funding on a PA property.  Class A neighborhood.

Asset-based lender... or private money lender.

ARV = $330k

Loan/Funding = $150.

So less than 50% LTV.

Any recommendations?

Thanks in advance!

    @Dave Godfrey Does the property need rehab? Are you planning on flipping or holding?
