NYC neighborhood suggestion

Hello, I am planning to house hack a 2 family in either Brooklyn, Queens, or Bronx. Any suggestions please for up and coming neighborhoods/good neighborhoods for renting out?

I recommend Woodhaven and Richmond Hill. Especially the area closed to J train.  The price didn't go up much from 2019 to 2022.  2 family house with 3 bedroom in each unit around 780k to 850k.  Some need major repair cost much less.  The rental cost in this area is approximately $2000.
