Is Zillow Worth Listing Your Rental On?

Question

Do you think it's worth the $10 weekly fee to post your rental on Zillow? If you hire a real estate agent do you expect them to post your listing on Zillow? Do you think this is a market-specific question?

Absolutely. It usually only takes me 1 week and the tenants can apply right on Zillow. You can also advertise on FB marketplace and tell them to go to zillow to apply. That is what I do.

I'll have 3 to 5 applications to pick from in just a few days.

Zillow and Apartments.com is what we use. But our primary resource is posts at the local hospital and city HR office. We post at the school board too. Zillow is volume but not quality.

I post on Facebook Marketplace and in local Facebook property rental groups.

In my main market Facebook Marketplace/local FB groups are by far the best places to post rental ads as the vast majority of potential renters simply use Facebook to find a place.

For me Zillow is the best and while I don’t like that they started charging I’d be loosing a lot of money if I didn’t pay.  In my area we can also pay 10/week or 20 for a month which is more time than I need but I feel it is good value.  A $2000/ month rental is about 67/ day of occupancy so I really can’t afford not using it.  I also post to Facebook but it is really a waste of time where hardly anyone gets back to me or qualifies.

@Bishoy Said I highly recommend you look into using Facebook Market Place. It's 100% free and takes seconds to post your advertisement. I was overwhelmed with the amount of people that reached out, but yet still super excited with the outcome.

Yes! $10 per week is better than the alternative - paying a property management company half of the first month's rent to market and get your place under contract.

I think it's worth it -- all my tenants have come through Zillow group websites.  They are much better than the craigslist calls I get!

If you're paying a realtor a lease-up fee to put it on the MLS, it should auto feed to Zillow.  They use IDX like every other Realtor website now, so it "should" be automatic.  I haven't listed a rental since Zillow became a brokerage, so I'm not positive, though.

@Bishoy Said  Yes. Saw a neighboring house sell, get fixed up and a sign placed out front.  Never saw it on zillow and it took a while to rent in a super hot market.  It was priced high but I think it languished because the listing broker checked the box to disallow the mls from allowing other websites like zillow to display the listing. Cost the owner about a months rent.
