How to rent home to an AFH operator? (Lynnwood, WA)

I would like to learn how to rent a residential home to an Adult Family Home operator.  I'd like to learn how to find operators, how much to charge, length of rent, modifications/conversion, liability, structure contracts, utilize consultants, and more.  I'm a new investor eager to learn about this real estate approach.   

The home is located in Lynwood, WA.  Appreciate any leads or information.  Please reply or DM.
