Does anybody recommend a specific brand & product when it comes to purchasing LVP for a rental property?

Based on my research I'm hearing you need something

5-mm or greater for the thickness of the plank

12 mils or greater for the thickness of the wear layer

any thoughts or recommendations?

I've also read that you should put down floor underlayment regardless of the type of plank you buy, is that also true?

I understand that everybody will have their own personal experience with this but it's more than mine at this point lol

Hello all,

For all rental units that I have and manage for I use the Allure brand. It is stocked at home depot and has never given me an issue. I order this stuff by the pallet and get better pricing as well. It is only 3mm thick, but I have never had that cause an issue within a unit. You get a couple of different color options to match your style and can even use it on walls as it works with drywall. Allure Home Depot Link

    Vinyl plank should have a backing built in and can be laid down on top of concrete, wood, or whatever. The floor may require some prepping if it's not perfectly flat because the boards are rigid and flexing can work them apart. This plank provides a small level of cushioning and noise protection, but not the same as carpet.

    There are also vinyl strips that are thin and flexible. They can be glued down or just laid down. I have a friend that installed it in a large office and it looks really nice, but he had a very flat floor and used a little glue just to be sure. If one piece is ruined, he can literally peel it off and slap in a new one in less than a minute.

    I have used pregó laminate on a rental and actually has held up great for the last 7 years considering almost everyone always took there shoes off at the front door and kept floors clean. 

    Then I tried Home Depot’s home decors LVP on a higher end rental and the vacuum scratched and peeled a few parts and have also seen minor chips I’m guessing from objects falling. I would probably try another brand next time .

    Yep, I've seen that price for labor too. I ended up doing carpet. I dont like carpet but the price difference was double for lvp etc.. Just hoping the tenants stay 4 or more years. Long term rentals.

    New carpet is okay. Old carpet is nasty. I definitely spend the money in bathrooms and kitchen for waterproof plank though. No particular brand. I look for thicker the better. I've always used underlayment. Thats my experience.

    Thank you for sharing this! I wasn’t sure if 3 mm is enough. Glad to see that others have used it and didn’t have issues.

     I haven't shopped for LVP since then, but have ended up remaining pleased with the quality of the Coretec ProPlus I installed.  i will be sure to update my post next time i do some research, which probably won't be long now since we're goign to need to do the floors in our new house.

    Hey Nicole, 

    No issues here, I did drop something pretty heavy which did scratch floor. Other than that no issues, water proof like they say. 

    I'm happy with my choice, will purchase again on my next BRR

    I use glenridge oak rigid core LVP , 22 mil wear layer, works great! $3 a sqf
