Hey guys! Who here has experience buying and holding in the greater Los Angeles area? Any tips and tricks? Absolute "Do nots"?

Join the California Apartment Association. You are investing in an area that is probably the most regulated place on earth with a large percentage of tenants that know how to use the law to take advantage of Landlords. If you're going to manage yourself, you had better know the law inside and out, take educational classes to improve your odds, and have an attorney on speed dial.
