I'm discussing doing a corporate lease with a company right now. Any recommendations on how to vett them (I usually use Avail but only see an application for a personal application, not corporate) and anyone have an example of a corporate lease I could use or point me in the direction of where to find one?
Is this for a Residential Rental? If so, does not require a different agreement than you use for individuals. You just name the company as the tenant. Vetting is a different issue...unless you are dealing with a national chain or a known, substantial enterprise, you should require a personal guarantee from an officer or manager of the company. Also, if it is a Corporation, you would need a Corporate Resolution authorizing the company to rent the property. You should still require a point of contact that will provide you with the actual names and contact info of the occupants, and update it with any changes if they are moving employees in and out. You simply MUST know who is residing in your property, and at least google them! Keep in mind, a Business can file for a bankruptcy in a heartbeat, and leave you hanging. Especially very small businesses, so don't be blinded by their shiny trucks and colorful shirts.
