    @Jose Perez

    Check out airdna.com.  They have a whole bunch of stats that can help identify your target market.

    Good luck!

    The best resource is first-hand experience. AirDnA and other systems are computer algorithms that operate on limited information. If you're looking at 3bed/2bath single-family homes, AirDnA is not capable of comparing countertops, the view out the living room window, quality of landscaping, and a hundred other factors.

    Google Awning Airbnb Estimator - it allows you to see the vacancy rates of each individual nearby property.

    Hey @Jose Perez - you can check out some of the tools that others have already posted but you might have to pay for them. If you're only focused on one market, it would make sense to simply checkout the publicly available listings online and what their going rates are.

    I do the same thing whenever determining what to charge for market rent.
