Can I hire someone to do a rental property inspection?

Hi all,

I am wondering if you know of any third party services who can perform a walk-through and inspection of a property that is tenant-occupied. I don't have a PM, but I do not want to have to inspect the property myself every quarter or every 6 months. I DO NOT need a full home inspection. I do need to keep an eye on the state of the unit, and keep the tenants more likely to take care of the home.

Anyone heard of someone/company who can do this for me?

I think you'll find that most Home Inspectors have a landlord inspection option at a much reduced price. Call any home inspector and ask. I have a guy, licensed with state, that does them at $200 each. He's done in less than an hour and sends me a pdf report with pics of anything askew.

About ten years ago I wanted the same thing instead of our property managers doing this, it freed them up and I got a consistent, great inspection report to share with not only or tenants, but more importantly our owner/investors. I called up one of the inspectors I was using for my sales due diligence and explained that I was looking for a scaled down version of the home inspection. We made it happen and now I have several that I use for move ins, move out and period inspection. I even used them after the hurricanes and this helped immensely with our insurance claims and made sure they get performed and done in an expeditious manner.

Go give a few of them a call, you might be surprised.
