Hi Greg, Yes, with PorfolioBay tenants can report maintenance issue, and landlords can track and resolve the issue right in the dashboard. PortfolioBay can also automatically send pre-screening questionnaire piror to scheduling a showing for all leads from Zillow, Trulia, Apartment.com and so on. And you can decline or approve a showing requests based on the pre-screening outcome with just a few clicks.
Aside from the features, the key difference between PortfolioBay and other management software is that while others cater to both landlords and property managers, we ONLY focus on self-managing landlords. This is because these two roles have very different metrics for success. For example, property managers usually aims to minimize vacancy and handle maintenance, they don't necessarily care about the actual profitability of the property, whether it was a good deal when purchased, what's the tax implication if you were to sell a under-performing property, but these are important for self-managing investors to track in order to succeed in the long run.
Therefore, in addition to payments, accounting, turnover, and maintenance, we also track key financial metrics that are meaningful for the owner, and we also provide tools that can help investors to identify the best potential deal in the market. In short, we design our product around the self-managing investor, not necessarily just the management tasks.
