Do You See a Big Advantage to Renting by the Room?

In my experience, I don’t usually see a huge advantage to renting by the room. While rent rates do increase, so do the potential headaches of managing multiple tenants.

For example, here in Bryan and College Station, TX, you can get an extra 10% by renting out rooms individually. While that’s appealing, the added complexity with tenant turnover, varying personalities, and managing shared spaces can make it a bit of a trade-off.

I’m curious, how does it look in other markets? Particularly in other college towns? Are you seeing a similar small bump in income, or is it more significant in your area? And if so, how are you managing the challenges that come with it?

I agree with your assessment. Rent income can be higher, but the workload will be significantly higher. More turnover, more interpersonal problems, more wear and tear, etc.
