Hello, I could use some advice. One of our tenants wants to put up a temporary pool. Initially, this doesn't sound like a big deal however after thinking about it I have concerns about liability, flooding the basement if it's too close to the house, reseeding the grass, and hoping she takes it down when she moves out. Does anyone have advice on what to do here? Should I simply add a liability clause to the lease and say go for it?

Pools and trampolines should be avoided. Too much liability and I'm fairly certain your insurance company would also not allow or cover tenants to have either. I'm sure they will be disappointed but they need to know that there is liability for you AND them. I've heard stories of kids from the neighborhood coming over to use either and getting hurt, then suing the residents and the property owner. If your lease doesn't specify the restriction, it should.
