never paint the wood floors. Ask a floor man with 20-30 years experience if they'll clean up. Refinishing wood floors is cheap and tenants will want to rent an apartment or home with wood floors. I don't paint them unless they're crap.
Of course I am going to disagree.. If you only can get $350 a month for rent, refinishing them and making the shiny will not bring you $450 a month in rent. If the neighborhood is cramp and the home is 20K home, I would not spend $200 in sander rentals fee's and varnish and 6 hours of my time refinishing a hardwood floor. Thats like buying a new frig for $500 verses buying an old used one for $50 for a low income unit.
Now with that said, it also depends on where the floor is located. Living room, go to lowes and get 58 cent per foot carpet, bedrooms, stairways, I paint, but that is just me.
We chose to use the lowes .60 carpet for everything. The location is an in between area. We'll see how the carpets hold up on this one. Our next purchase though is getting the hardwood treatment where it's needed.
Well however you want to put it fellas let me just say this whenever my girl gets mad at me and tells me to sleep on the floor, guess what? I will at least have something to have comfort under me as apposed to a hard wood floor (and if you think the couch is a good idea forget it you haven't been with a real woman until you meet one that won't let you sleep on the couch or in the car and tells you to hit the floor....LOL)! Thanks for your time and have a wonderful day...
wood floors are cleanest, paint peels when it gets wet. I have never heard of painted floors, but I don't think I would pay to live in a place with painted floors.
