Reminder for Landlords Who Accept Section 8

Just a quick reminder for fellow landlords who work with the Section 8 Housing Choice Voucher Program  always make sure to follow these key steps before move in to protect yourself and your tenant:

Do not allow tenants to transfer utilities or schedule movers into the unit until the RFTA (Request for Tenancy Approval) packet has been approved and the inspection has passed. 

Always ask to see the tenant’s voucher before signing or submitting the RFTA packet.

    • The approval and inspection process can take time, and if the unit fails or the paperwork is delayed, the tenant may not be cleared to move in yet.
    • Check the expiration date on the voucher to ensure it’s still valid. If it’s close to expiring, the tenant will need to request an extension from their Housing Authority before you proceed.

These small steps can help prevent delays, failed inspections, or unexpected out-of-pocket losses. Staying proactive keeps both you and your tenants on track for a smooth move in and payment process.
