TV Mounts - Leave or not during turnover

What do you all do about TV mounting in your rentals.  I allow tenants to hang TVs and pictures as long as they fill in holes and touch up paint when they vacate.  My brother thought it might be better to leave the mounts. I know there are different sizes of TVs but maybe leaving a 75" mount would accommodate 65 and 55".  Any recommendations?

    I consider TV mounts to be personal items, so I do require tenants to remove them when they move out.

    Allison, I’ve gone back and forth on this in our rentals, and here’s what’s worked best for us:

    We remove all mounts during turnover unless they’re brand-new, universal, and in the right location.

    Leaving random mounts creates more issues than it solves, wrong height, wrong VESA pattern, wrong size, or the next tenant wants the TV on a different wall. Then you’re dealing with extra holes or tilted brackets that weren’t installed correctly the first time.

    If you want a consistent approach, you could leave one universal fixed mount (supports 43–75 inch TVs) in a spot that actually makes sense for the room layout. Those tend to fit most TVs and reduce the chance of tenants drilling new holes everywhere.

    Otherwise, the cleanest approach is:

    • Remove all mounts

    • Patch and paint once

    • Let the next tenant install their own properly

    This keeps walls cleaner, avoids liability, and prevents you from having to troubleshoot someone else’s DIY install.

    I ask them to leave the mount in place. It is better to remove it later if needed, than to have a "helpful" tenant remove and try to patch.  If the mount is not sized for the new tenant TV or if not wanted wanted by the next tenant it is easy to remove.  If the tenant has their own giant TV it also shows them where the previous TV was placed..]. hint hint.

    They need to put the place back into its previous condition excepting normal wear and tear. The addition of a TV mount is not wear and tear. They need to remove, patch, and paint or you do it and it comes out of the security deposit.

    Agree with @Benjamin Aaker.  Only time we leave if we have it rented before returning security deposit and new tenant wants it - then they assume responsibility for removal upon end of their tenancy.
