That's the Real Estate investor Association. then go to Facebook and see if there are any events going on. Also go to meetup.com and see if there are any meet ups happening that are focused on Real Estate. Bigger Pockets allows people to post real estate investing meetups as well.

@Dilshad Randhawa, I've worked with real estate owners and investors on commercial lease issues, and one thing I'd tell you early is not to assume every NNN lease works the same way.
I’ve seen deals where the big difference was in the lease itself. Who pays the taxes, insurance, maintenance, repairs, roof, structure, and other property costs can change from one deal to the next. So as you learn, I’d spend just as much time looking at actual leases and how the responsibilities are divided as you do looking at the purchase numbers.

Dilshad, NNN properties can be a good place to learn commercial real estate, but I'd spend some time understanding what the lease actually shifts to the tenant versus what still stays with the landlord.
“Triple net” can sound like the owner has almost no responsibility, but the lease language is what really matters. I’d look closely at who pays for property taxes, insurance, CAM, roof, structure, parking lot, HVAC, major capital items, and management expenses.
I'd also learn to evaluate the tenant as much as the building. For a NNN property, tenant credit, remaining lease term, rent increases, renewal options, guarantees, and what happens if the tenant leaves can have a huge effect on value.
From the tax side, the real estate can still generate depreciation, and depending on the property and lease structure, cost segregation may also be worth evaluating. But I’d make sure the actual investment economics work before letting the tax benefits influence the purchase.
Since you're new, I'd probably start by underwriting a handful of real NNN listings and comparing the leases rather than trying to buy immediately. You'll learn quickly why two properties with the same cap rate can have very different risk.

Welcome, Dilshad! Since you're still learning, I'd start by getting comfortable with how NNN leases work, then start looking at actual deals and networking with investors who are already doing them. And don't limit yourself to Virginia. If you're open to out-of-state, the Midwest is worth exploring.
Hi Arman, thanks I have some travel restrictions due to my circumstances thats why I was thinking connecting with Turnkey project management companies but I heard sometimes those don't help sometimes but it depends on companies is that true? How to filter good ones?

If NNN properties are what interest you, I'd start by learning how those leases are structured and how to underwrite a basic commercial deal before worrying about buying anything. Spend some time in the commercial real estate forums here, look at actual NNN listings and try running the numbers yourself, and connect with a few commercial brokers and investors in your area. You'll probably learn a lot faster once you can take what you're reading and compare it to real deals in front of you.
That's a good idea - but how do I search for NNN listings? Do I just type in google or is there another website to look for those types of listings? How do I find commercial brokers and investors in Centreville, Virginia?
