Keeping your multi family property full of tenants

Is there any strategy that is used to keep a laundry list of people willing to rent your units? What have you found is the most effecting way of getting tenants? I've heard the old fashion "For Rent" signs on the front of the property do well. Any thoughts?

A CRM is absolutely key, using things like the MLS, craigslist, zillow, hot pads, trulia, etc to rent are all excellent ways to find tenants, manage leads and keep your units full.

@Cody Jensen-- I've found that it depends on the neighborhood and the generation that you are marketing to ...
- Signs on front of property: These do well when you're in a rural, older, less tech-savvy community.
- Online CRM: This does really well when you are in a larger, more tech-savvy city or suburb.
As far as the online CRM:
- Beautiful photos
- Great description / catchy title
- Competitive rent rate
- First response to tenants and constant follow ups
