Buying a home on Long Island to rent is it smart?

hello I am new to investing in real estate and am wanting to buy a house to rent. I live on long islands and I have been look for a house for about 4 months now. With the high taxes and home prices in nicer   Neighbor it's hard to find a house I can make alittle cash flow on. If anyone has any ideas or can help me out that would be greatly appreciated. I was looking in to key turns out of state but am still not to sure about them and with like to stay local. Thanks for your time.
