Buying a rental in the Denver metro area

Hi Everyone!

I just moved to Denver a few months ago. I hadn't realized that Denver rent was so expensive, so I'm looking to invest in a rental. I'm relatively inexperienced so planning to spend the next half year learning and researching before purchasing sometime next spring/summer. I'm open to different types of properties but would prefer a single or multi-family unit in the $250-400k price range within 4-5 miles of downtown. I know what I'm looking for may be hard to find, but I'm hoping that if I start looking now, something will come up before next June.

Does anyone know of any real estate agent that I could connect with? Lastly, I'm new to this game so any advice is appreciated!
