I recently purchased a duplex. The current tenants leave empty beer bottles in the yard, leave toys outside, and store items like folding tables propped up against the exterior. Does anyone have a good clause in their tenant rules & regulations for handling these problems that they can share?
15.HOUSE, POOL, AND LAUNDRYRULES: RESIDENTshall comply with all house, pool, pet, and laundry rules, which may be changed from time to time. These rules shall apply to, but are not limited to, noise, odors, disposal of trash, pets, parking, use of common areas, and storage of toys, bicycles, tools, and other personal items (including signs and laundry), which must be kept inside and out of view. OWNER shall not be liable to RESIDENT for any violation of such rules by any other RESIDENTS or persons. Rights of usage and maintenance of the laundry room and/or pool and pool area are gratuitous and subject to revocation by OWNER at any time.
Personally, I'd give them a written warning and then just evict for no cause. You don't want this type of slob living in your properties. Just imagine what the inside looks like...
"All residents are responsible for helping keep the common areas including dumpsters and yard free of rubbish. A resident caught littering or improperly disposing of trash in the dumpster area may be charged $50 per instance. This includes any offenses of children as well."
