Hey fellow landlords!
What's your favorite software for managing properties? Have you tried different ones and have opinions? or may be you only used one but you're happy with it? I have 35 rentals (mostly single family and couple of duplexes) and Google Spreadsheets are not enough anymore and I need help! I want something that is simple (easy to learn and clean....doesn't require so much juggling or complicated) that can help me receive payments, send emails out, handle maintenance requests, break down income, expenses, etc...for each unit, etc. etc.
@Johnny Youssef I tried a few different software platforms, and then settled on Buildium. Its affordable, intuitive and easy to use. At your size it will cost you about $35 to $40 per month. Their customer support is outstanding... both knowledgeable and accessible. I have used Buildium for about a year. It includes some nice features like an integrated Epay system, so that when tenants pay online, their ledgers are automatically updated. Another nice feature allows you to send out a US Mail letter no matter where in the world you are. The reports package contains all the needed reports. You can list your properties on Buildium, and then they will syndicate to plenty of online websites to get your leads coming in.
I use Buildium, in conjunction with Top Producer CRM to track all my leads, which also makes it easy to do an email blast to everyone who has ever inquired about that property on Main Street.
@Gayla Germain Thanks. They looked good to me when I reviewed, and I'm not trying to check mortgages etc. I am curious--do they have a good tenant evaluation/credit check service?
Johnny Youssef I'm an investor and the PM company I use uses Appfolio. Without the software, I'd be clueless to my investment. Appfolio is cloud based and I can keep up with the latest information on my property, anywhere & anytime. Appfolio is amazing!
I really have not used 123 Landlord to do tenant evaluations or credit checks. As far as I am concerned, 123 Landlord does not provide such a service, however, they state otherwise and apparently are in partnership with an entity to perform these tasks. I work closely with my real estate agent when acquiring tenants, and he does my credit checks, so this has never been as issue for me.
@James W. Hi and sorry about the double post. I am still getting used to the proper way to use a message board. My earlier post did not appear as a reply to you, as intended. But, now I know how to do it and here is:
