I buy new. Home Depot/Lowes always has appliances on sale and I use 10 percent off coupons to help reduce further. Anything over a certain price is free delivery and set up. I'm getting too old to haul appliances around although I'll help the poor delivery guy when they send only one person to do this.

If you want to buy used (off craigslist) wait until January. Lots of folks buy new appliances for Christmas and then place ads for their old ones on craigslist in January.

Stove and ovens have less working parts and if in good condition can last a while.   Only time I have been burned is with a used fridge.   Compressors are expensive to replace.    You can get a decent rental fridge brand new for $450

Shop,, used,, and scratch and dent.. if you buy used get a 6 mo warranty.. I rarely bought new. but usually didn't have luxury of time.. as occupied units always go out when your not expecting it.. as long as you have time shop around..

If selling, we always buy new, usually stainless steel appliances.

If renting mid to high level properties, we usually buy new.

If renting mid level or lower we usually buy used appliances.  One store here charges about $150 for a stove or frig, free delivery and they take the old one away, and they offer a 1 year guarentee.  If it doesn't work in the first year they will repair or replace, their choice. That place is strictly a used appliance store.  We've also bought from new appliance stores for stuff they removed from buyers of new stuff, that was still in good condition.  Also sometimes HABITAT, Salvation Army, Goodwill, have used appliances.

@Scott Inmon It depends on the guarantees on the new appliances. Having worked as a kitchen designer for several years I can recommend going for new appliances if you are concerned that the buyer will come to you with any complaints. Many appliances have guarantees that last for 5 years ensuring that any issues can be brought directly to the supplier, instead of you as the seller.

Used appliances are what I have always used. Assuming you can get cheaper ones on craigslist or kijiji( in Canada). You can usually get 3-4 used stoves/fridges/dishwashers for the same price as you can get one new one. Also depending on the type of rental it will be used as. If it's planned for executive use you may want to consider brand new/ lightly used stainless.

As always, make sure you test the appliances before purchase if you decide to go used.
