I'm upside down on a property (two family) in Ada, OH. I used to get tenants going to the university there (Ohio Northern) but that
has dried up. Good local tenants are really hard to come by. I've tried to sell it (open to creative) but no luck. I'm losing my
arse on this property, it's empty. I have run some specials lately, with some activity, but no takers. It probably could use some
updates but it seems like the town is dying so not sure if it's worth it. It's already a money pit. Please help, I'm drowning.

What feedback are you getting from the people who's inquired about it? Have you compared your rents/terms/amenities to others in the same area?
As far as selling, that really comes down to price. Condition does play a factor, but that can be mitigated with price if you're unwilling or unable to fix it up.
Where are you advertising? Have you listed it with a PM that may be able to bring tenants?
