I am looking to replace my current property management company with a new one. I have single family rentals in Mesquite, Princeton and Sherman Texas. Would like to receive recommendations.

@Mike Freeman - I self-manage at the moment, but may eventually move my portfolio to a PM. Who are you using and why are you moving?

I don't want to mention the property management company. One of their services listed on their website is making the tenant responsible for watering the foundation, bush and tree trimming. As a property owner, foundation care important, especially in our area. I liked that process they touted this when I signed on with them. I have one property that has shown soil erosion at the foundation and is now showing signs of foundation issues due to cracks in the brick siding and in the drywall inside of the house. It is obvious to me after a recent visit to the house to look at the issue, that this problem has not just occurred over night. They inspect 2 times a year and I now realize their inspection process is not robust for my preferences for inspection reporting. I discussed the inspection issue with them and what my expectations were . Soon after my discussion with them they made an inspection at the same house, in the back yard and took a picture of a gutter splash block that was not properly placed, showing erosion at the foundation, but no comments that they would take corrective action.
