Would you allow your tenant to install an inflatable hot tub?

Question

I had a tenant ask if, for therapeutic reason, they could buy an inflatable hot tub like the one in the link below and put it in the backyard. As i understand it, insurance doesnt insure trampolines, pools, etc from talking to my insurance provider (I'm sure you could buy something though right??).

What are your thoughts on this?

1. Check with your insurance to see if they are OK with it.

2. Require the tenant to carry renters insurance.

3. Only allow it outside the house and not on the lawn.

If your insurance company says no I think you need a new insurance company. But also require that the tenant carries Renters Insurance. Don't let him put it on the lawn or anywhere else that would damage the yard but definitely keep it outdoors.

I'm in AZ and I can tell you there are a lot of insurance companies that cover pools and hot tubs and they aren't just local companies.

@Alex Huynh I have a 6-person spa and it holds 500 gallons. Water typically runs around $1.50 for 1,000 gallons. A spa only needs to be filled 2-4 times a year so it's literally a cost of $3.00 - $4.000 in water use.

I think this claim that insurance is unattainable with rentals that have pools, etc. is a myth.

If that was the case there would be few rentals in CA, FL, NV, AZ, etc.

I would just say no - telling them insurance won't allow that in the backyard.
