Painting is very expensive. I professionally painted this places interior right before the tenants moved in. They painted at least two rooms. They have lived there 2-3 years. Am I expected to pay for his if they lives their amount of years? Like wear and tear on carpet? :/

Was there anything in the lease about painting? If not clearly defined or stated they will probably be able to get away with it. If it was stated in the lease then I think you’re favored and could charge to get it painted or use their deposit to pay for it. Hopefully that helps

My leases state that the tenant must have permission to paint. I've not had anyone ask to paint, but I did decide on my response in case anyone does ask. I'll tell them that they can paint the walls as long as it is returned to a neutral color of my choosing upon them moving out (at their expense).
If they don't ask permission, but they go ahead and paint and it's still a neutral color and looks decent, I'll just leave it and not say anything. If it's not neutral, I'll use their security deposit to return it to neutral because they clearly violated the lease by painting without permission.
That being said, it sounds like your lease doesn't cover this. However, I imagine your lease does state that the property should be returned as it was given less wear and tear. Carpet gets worn. Walls get scuffed. This is wear and tear. Walls don't get painted non-neutral colors through wear and tear. That might be a case for using their security deposit to repaint.
