We (duplex house hackers) issued a 90 day notice of lease non-renewal to tenants we inherited. The tenants have several lease violations with unauthorized pets, smoking and an unauthorized relative living in. We have issued several warnings and it seems that things get better for a few days and then they are back at it. Some of these are violations that have been present before but were masked (which is the reason we are not renewing the lease) however after issuing the notice the violations are done openly. The tenants have 2 months to go.
I would just wait and sue for a holdover eviction if necessary. Trying to evict for lease violations other than non-payment can be very difficult in many jurisdictions, and sending them notices that you don't intent to act upon will probably just escalate the situation.
Think of this as an opportunity to sharpen your skills at identifying red flags from prospective tenants before you on board them as your own.
