Congratulations & welcome to the world of Self Storage - especially as an Owner/Operator.
I'm a little late on the reply but here's my thoughts (please be sure to conduct your own due diligence by looking/asking around, but ithis should give you a good place to start):
1) Sitelink is perhaps the #1 management software, though it tends to be a bit pricey if you have a smaller facility
2) WebSelfStorage is just that "web-based" and gives a discount if you have UHaul rentals at your facility
3) Easy Storage Solutions is another good one to check out

@Bryan Crawford@Scott Meyers Scott has some good recommendations. We just switched about six months ago from SiteLink to StorEDGE, and I'd recommend you also consider StorEDGE as a possible management software. It's web-based like WebSelfStorage, but very robust in what it can do, like SiteLink. The interface for the manager is more intuitive and user-friendly than SiteLink, and the software integrates very well with our website to do online rentals.

I use Sitelink and like it quite a bit. I will say though that it's definitely not very user friendly at first and will take you some time to get the hang of it. It is pretty robust, though, and they are making a lot of improvements. They introduced the ability to access some of its capability through a web-browser, but still much to improve on. Worthy of note is they were just bought out by sparefoot.com and are investing heavily in their customer service and development team and announced they will be launching a lot of new features, so that could sway your longer term decision.

I second Scott's vote for www.storageunitsoftware.com (Easy Storage Software) and would place it at the top of the list because of the in house call center add-on that they offer. I have them at all of my facilities.

@Bryan Crawford What Scott said but StorEdge and SiteLink and Sparefoot all merging so it will be interesting to see what that does to market. For that size facility without a doubt I'd do Easy Storage Solution because its all inclusive with a call center unless you absolutely want one software for Uhaul if you plan to offer it as well.
