It is very important that you make sure you take the time to interview and have candid conversations with a PM company. Let them know your strategy, your goals and what your business plan is to ensure that your business plan aligns with theirs and you can both work towards the same goal. If they are not aligned then simply keep looking till you find one that is.I would look up NARPM and start with them..Below are some questions I would think would be a good starting point for you to see who really treats their company like a business or a hobby. What is your average rent amount for all properties managed?
What is your average work order cost for the owner?
What is your average make ready cost for the owner?

Do I receive video of my pre and post make ready?
Do you have a setup fee?
Do you upcharge on maintenance?
When do you make owner payments? How often?
Are you a Certified Property Manager?
Are you a member of NARPM?
What is your Guarantee?
Do you provide move in and move out reports
How many pictures do you take of the property prior to tenant moves in and after the tenant moves out
Do you get weekly reports when the property is vacant what prospective tenants are saying about your home
Do you provide monthly newsletters to your tenants
Do you hold investor education classes to help me become a better investor
Do you have single point portfolio based management services?
How many properties do the owners actually own themselves?
What do you do to ensure that the tenant is responsible for security deposit disputes since that is the largest reason for owner lawsuits
How familiar are you with the newly changed laws that can affect you the owner if they are not used correctly?

I am in a weird situation. I currently have 8 units in Kansas City, Mo and my property manager consistently drops the ball. This is costing me headaches and huge amounts of stress. Can someone please let me know where to turn to? I have a year lease with them. Can I break it & where do I go?

You could self-manage with a local person on call for tenants and as handyman. Set your tenants up on tenant cloud and upload the leases you already have. You could switch PMs. It is tough to find a good one. I've heard good things about:

Thank you Lee, I actually spoke to Kc home solutions. They sounded very kind and personable. I am going to try that out. Unfortunately, I don’t have the time to manage from California. I work a lot. Have you ever broken a lease pre termination date. I signed a 1 year lease with my PM and it expires November 20, 2018. But I just purchased another duplex in July and signed a 1 year. Do you know how to break the lease or how much it costs? The reason I’m asking also is that I am supposed to have the tenants in that duplex evicted. The problem is they are section 8. My current PM says I have to give them 60 days according to HAP. The section 8 lady says no. The problem is the eviction letter goes out September 30,2018. I have to also let my PM know they are fired 60 days out as well which would be September 20,2018. The firing would commence 10 days before the eviction letters would be out. I’m afraid the pm is not going to send the evictions out. What do you think would be a good game plan?

I'm new to investing out of state in KC, MO. We just spilt from Plaid property management, the owner (whom has only spoken to me, and the property is in my name only) told me to have my husband call him when I mentioned I need better communication. Also, one tenant hasn't paid for three months, no mention of it until I noticed three months later.

I prefer to self manage my property, and their are some good small land lord self property and expense management applications which are very simple to use. "OKUPIED" is one of them which i use. they are new but very simple to use.

@Marcello Oliveri I would not attempt to switch PM's during an eviction, especially a Section 8 tenant. It's too easy for things to slip through the cracks during a transition which can get you in hot water.

Thanks Mike, I was thinking really hard about what you said. Even though they’ve dropped the ball several times. I think you might be correct. I don’t want a nightmare on my hands. I can live with people making mistakes but this can lead to way to many actual problems. Thank you everyone else for all the advice and suggestions

Hey Deepak, I actually stayed with my PM for now. I listened to Mike. He’s very knowledgeable and I am going to take his advice. I did speak to KC home solutions and Premier. They both sounded very good.

Good so far! The property they will manage is still being rehabbed, so I can’t speak to their abilities to manage much yet. I’ll be able to tell you in about 3 months!
