Deposit and Early Termination of Lease by Tenant

Tenant broke lease.  Lease states that  deposit will be returned only if  "the full term of the lease must have expired or been terminated without default by resident."  Resident did default..  Question is  "can landlord recover damages and lost rents, utilities and advertising in addition to security forfeiture, or must security deposit be used first for lost rents and damages?" we are in Colorado...
