I received a text from one of my tenants who has been in the property for 5+ years. He said, "I launched a rock into the sliding glass door with a weed eater and it shattered the outer pane". He asked if he pays for this out of his pocket or is some of this covered under the insurance.
Should his renter's insurance pay for this?
Should we pay for this?
Should we split the cost?
He has been a great tenant and very rarely calls for anything, so I want to do the right thing, just don't know what that is...
Please let me know if anyone has had this type of situation and let me know how you handled it.

This isn't normal wear and tear so typically the renter or his insurance should pay. Unless your lease or local customs and laws say otherwise. It sounds like he is a great tenant and you want to treat him well so it may be worth splitting it with him, or having it replaced and let him pay a little additional per month until its paid. Sometimes that type of good will pays off in the future.

I'm not sure where the renters insurance limits are, but my dad launched a rock into the sliding glass door the same way. They called their homeowners insurance and they said they'd cover it after the deductible. The replacement of the window was only a few dollars over that (don't know the exact amount).
