Is there a way I can find the actual owners number instead of going through a Realtor or Property M. I think the seller of the home is in some kind of agreement to where they can't advertise the home outside the realtor. Websites like Trulia, Realtor.com and even Zillow all generally show either the property managers phone number or a realtors. How can I navigate around this? Thanks.
@Caleb Heimsoth That’s fine. I’ll risk being blocked vs. doing nothing, because I can’t find an address or phone number.
I’ve done this a couple times and have always received respectful responses. It hasn’t produced a deal yet, but people respond.
I’ve made a couple investor contacts this way. I ask about a property, they are not interested in selling, but we keep in contact after realizing we are both investors. One of these people HAS contacted me about a year later to use my husband as an agent when he wanted to invest in our town.
Go through county records to find the owner's name and address, then do an online search to find a phone number - you may have to pay a skip-tracing company or similar to get the phone number, those aren't always public info.
I have no personal experience with any, so I'd be hesitant to recommend anyone - but I know it's been discussed on BP quite a bit, so there's probably some recommendations out there...
@Deangelo Mack if it’s a landlords I have had moderate success searching them in the clerk of courts website to find prior evictions...their phone numbers are listed there ( they represented themselves) in this case.
Do you NEED the phone number? Or are you just looking for a way to make contact?
Go through your state/county tax records (we have a simple website in MT) to find the owner’s mailing address. Contact them via mail. Also, once you have their name, you can search for them on Facebook and message them. Finally, some people actually list their phone number on Facebook.

If they wanted to talk to you directly instead of having the Realtor do it why would they have hired the Realtor?

The value on the assessor's site often (usually) has no relation to the actual market value of the house. It's just the value that the county uses to determine how much the owner owes in taxes. If you want to know what it's acutally worth at the moment, you need to do a comparable sales analysis. If you're not sure how to do that, ask a local agent to give you a hand.
If you're just asking how to tell if the assessed value is for the current year, then it depends on your county and how often they do an assessment.
@Deangelo Mack Just did this. Found a listing that went off the MLS, looked up owner through tax assessment website, Googled their names to get phone numbers. I had a little call reluctance, but finally made the call, got voicemail, so kept it short. Got a call back in less than an hour and booked a showing for Saturday.
why? do you have questions regarding the property. If so, the realtor can direct to the proper individual. if you think you ate going do go around the realtor and save money, I am sure the owner has a contract with the agent. the owner hired the agent because they do not want to talk to you.
