Decent tenant, Simply want them removed after lease is over

- Solid Tenant, 1 year lease. Want them gone at end of lease. Proper Notice to give them? I’m in PA

- They haven’t done anything bad, I simply want to go another way with the property. 👍

Give them written notice 30-60 days prior to lease expiration. Simply tell them you do not intend to renew their lease and expect them to vacate by lease termination on (date). You don't have to give them a reason or tell them how awful you feel about the whole thing. Keep it professional and short and non-negotiable.

Research your state landlord tenant regulations. All the information, and often required forms, are available on line. Everything is state specific.

PA doesn’t specify a number of days that you need to give notice, but 30 days is typical unless your lease specified something different.
Put it in writing, and remind them that per your lease, the apartment needs to be returned empty and clean, and you’ll return their security deposit within 30 days.
Depending on your relationship with the tenant, I would consider talking to them in person about it first so the letter doesn’t catch them off guard.
