@Cameron Riley, you need to speak with a local RE attorney who has knowledge of tenant law.
This isn't an eviction. You're not renewing their lease. Totally different thing.
Most states require 30-60 days written notice of non-renewal.
You usually don't have to give a reason.
You may be in a pickle because you didn't give written notice in enough time. That being said, some states/cities also require the tenant to indicate that they want to renew. You really need to talk to a lawyer.

Without seeing your specific lease, it is difficult to say, but most likely, no, you can't tell someone to leave 10 days before the lease ends. Most leases are designed to automatically roll month-to-month, which would require you give a minimum 30 days written notice.

In pa you can’t just tell them to get after the lease expires . Give them a written notice stating they are to be out in 30 days and when they do go and you have your last pow wow at the property get them to sign a document stating they understand they are giving up tenancy of the unit at such and such time property etc...
Remember in most instances 30 day is not 30 days it is a rental period. This means you must give notice before the end of the month for notice at the end of the following month.
If you want a tenant out at the end of April you must give written notice before the end of March.

@Dennis M. I'm in complete agreement with you that you should give a written notice a minimum of 30 days. Regarding leases what I meant are some leases specify a longer time (i.e. 45 days) that 'any changes in lease by either party must be done 45 days notice' etc. If it's not specified in lease an amount time heads up notice the minimum for PA state law is 30 days. Telling the guy 10 days before the lease is up you're not renewing and expecting them out is not going to happen.

In agreement with everything previously stated. You don’t say where the property is but I would also add that Philadelphia is more tenant friendly than the rest of PA and recently passed a law regarding non-renewals without cause for M2M leases.
You will want to brush up on Philadelphia Landlord - Tenant Law as well.
I’m sure there’s online examples. Personally I’d just make one up myself . It doesn’t have to be fancy or require a team of lawyers to look it over just be sure it outlines the facts ,has a date ,and you get signatures
