Swapping out Dishwasher for All-in-one Washing machine and dryer

Hi all!  Found a great buy and hold property in a hot market in Denver that needs some work since the property was built in 1908.  I'm working on additions to increase rent and one of these would be adding a washer/dryer in unit since that's common for the area that I'm in.  There's a common laundry room just outside the unit that's coin operated.  The kitchen is extermely small so I'm not sure I could even find one that would fit w/o add'l work, but my thought is the kitchen is so small it's worth removing the dishwasher since you can only have so many dishes in a kitchen that size.

Has anyone swapped out a dishwasher for a washer/dryer?  How did it go and did it hit your expected return?  Picture below and thank you for your time!

I always put a stackable in my master closets of my personal homes.. saves hauling laundry to the main laundry room. so see if yo can fit it in a closet
