@Cameron Riley I used cozy for the first time for my latest rental, I thought it worked very well. Easy to navigate, reports were thorough and well laid out, and rent collection is easy. As I self manage more rentals I'll stick with them.

We use TenantCloud for Property Management, Quickbooks Online for Accounting/Rent Collection, and Zillow/Trulia/Hotpads and Apartments.com for listings.
@Cameron Riley we use avail and it’s been solid for us. Fairly robust platform, handles almost everything for us and Customer service is great.
I was very close to setting up Avail, but then I heard about Cozy. Seems to work great. I figured what's the point of paying $30/mo. when you can pay $0/mo. Thoughts?

I have used cozy and haven’t really had any issues with it. I have only been using it for some of the tenants and haven’t implemented it across my entire portfolio yet.

@Cameron Riley Cloud storage with easy access from PCs, Macs and mobile devices. I think I pay $100 per year for 100GB. Love being able to look at any document or pic etc. I need to from a mobile phone.

I used to use rentpayment.com intel their credit processor went bankrupt and was a mess luckily I didn’t get caught and switched everything over to cozy.
Currently with 3 houses, 6 units, and 14 tenants.
I use cozy for rent collection. Turbotenant for listing syndication. Rentprep for background checks. And authentisign for e signing documents.
It works great for now and the only thing I paid was authentisign to which had a deal for like 50 for the year.
But if I continue to grow I know for ease I’ll most likely switch to an all in one platform like buildium or something.

I started with Cozy, and loved it. As I grew, I migrated to Rentec Direct. It has a small cost to it, but it does more what I want. If you have more specific questions, let me know.

Additionally, it has email and text built into it, though I use a Google Voice number to text. It tastes incoming for each property, uses DocuSign to sign leases, and is connected with zInspector for moving in and out as well as property inspections. Great product overall.
