Yes, I have my two properties with ERS here in Evansville. Josh has done a very good job of handling some repair issues for me and he is always a texted away.
@Dean Muriby I actually handle @Matthew Bradfield rentals here in Evansville. He inherited a bit of a mess from the previous owner (bedbugs, undesirable tenants, and deferred maintenance), but we're getting things straightened out. Nothing we can't handle.

I've worked with Karan Woods (note the spelling of her first name) at EvansvilleHomeForRent.com. I've been very happy with them for the past two years. Give them a call if you want more info.
@Cody Ruff I invest in Evansville and one company I will NOT recommend is FC Tucker Property Management.
The agent that I have worked with is terrible about communication. I will call and leave messages and no response. I will send an email with no response. It is really hit or miss whether they respond to me or not. My fourplex has had 3 vacant units for 5 months now and I have had to complete the work needing done myself. She was waiting for over a month on bids from contractors. In our contract it says that I have to give them 60 days notice to terminate the contract. That day is up on April 1st.
I could keep going but I will leave it at that. One company that I have heard good things about is Goebel Realty. They were recommended at the Meetups multiple times.

I thought I had just got the deal rolling for my first property, and the inspection revealed more than I could handle. Hopefully your first one goes more smoothly than mine has so far.
@Angela Ruggles Just a heads up, as both an investor and working in the Property Management industry (I have a book of clients at ERS Property Management), we don't tend to guide people just to be nice. We have acquired YEARS of data and experience (at a hilarious expense), so we dedicate our time, resources, and knowledge to our clients who we can make money for. That includes steering then towards the best deal that fits their risk tolerance and budget. Classic ingroup vs outgroup.
