    If they broke it, they should. If it was normal wear and tear, you should.

    Mark,

    Can you prove the Garage was in "working condition" when you rented the property out? Did you have your tenants sign off on it?

    If not, you're going to be paying for it. If they did sign off, then you can deduct it from the security deposit or try and go after them, but generally it will be cheaper to just fix it yourself.

    I just had to fix one and it ran be about $80.

    My first thought is that they should pay for it, but Ryan and Arthur bring up a good point about it breaking from abuse or normal wear and tear.

    If it is their fault, the question then becomes, how hard will you have to work to get the money out of those people?
